It’s Still a Great time to Buy or Sell….

After three years of relatively stable first quarter closings, home sales for Naples, FL Q1 – 2014 posted a 13% increase.  Sales between $2 million and $5 million remained brisk, (101 closings) posting the highest number of closings in this segment (for any quarter) since Q2 2005, when there were 117 closings.  Average closed price for the first quarter increased 19% over prior year, driven by the large number of sales over $2 million.  However, both average and median sales price remains 32% below their highs for the quarter in Q1 2007.

Sales above $2 million posted a 66% gain in the number of sales and an increase in volume of 74% over Q1 2013.  Median price in this segment remained stable at approximately the same level as 2013, while median price in the overall market rose 7%. 

Properties priced below $250,000 continue to be absorbed quickly and distress sales are shrinking, now down to 14% of the inventory (down from 19% one year ago.)

Luxury Home Sales Soar

Homes in Naples are flying off the market as soon as they are listed with the number of closings for the first two months of 2014 at the highest on record, exceeding the previous 2005 high of 1,772 closings.  The number of sales above $2,000,000 during January and February are at 2005 levels (83 in 2005 vs 82 in 2014).

Average closed sales price in Naples year-to-date is $556,377 and the average for Bonita Springs / Estero is $357,009 which is a good thing for home sellers. Median sales prices year-to-date are up 17% over the same period 2013. Sales greater than $1,000,000 posted the largest gains in average sales price, up 24.5% over the first two months of 2013. This is driven by a substantial increase in the number of closed sales above $5,000,000 (12 in 2014 vs 3 for the same period 2013).

World’s Ultra Wealthy Hold a Fifth of Their Wealth in Real Estate Assets

Naples, FL is home to Ultra-High-Net-Worth Individuals who are shaping the worlds’ real estate markets.

money symbolReal estate now accounts for around a fifth of the invested wealth of the nearly 200,000 ultra high net worth individuals (UHNWIs) in the world, according to new analysis from international real estate advisor, Savills, in association with Wealth-X, the world’s leading UHNW intelligence provider.  The use of private equity in major property deals worth at least US$10 million has nearly tripled since 2009.

The firm has also analyzed the way private money moves around the real estate world and found that the majority (92%) of investments are within the ‘home’ global region.  North America stands out as uniquely domestic, with 99 per cent of all UHNWI investment coming from US citizens themselves.

In “Around The World In Dollars and Cents” published today, Savills estimates that the total value of the world’s real estate is now around US$180 trillion, some 72 per cent of which is owner occupied residential property.  Of the US$70 trillion that is ‘investable’ and therefore traded regularly – including US$20 trillion of commercial property – over half is being bought by private individuals, companies and organizations.  Investing institutions, listed companies and publicly owned entities are becoming relatively less important to world real estate as a result.

Around 3 per cent, or US$5.3 trillion, of the world’s total real estate value is owned by UHNWIs.  This wealthiest 0.003 per cent of the world’s population has real estate holdings which are worth an average of US$26.5 million each.

Mykolas D. Rambus, CEO of Wealth-X, confirms the growing importance of private wealth: “We forecast that the UHNW population will grow by 22 per cent by 2018, its combined wealth – currently US$27.8 trillion – is expected to total over US$36 trillion by 2018.  This presents huge opportunities for those involved in global real estate investment to create the right product in the right locations.”

NAPLES AREA HOME SALES REPORT

Pended Sales Highest Since 2004; Inventory at a 5.6 Month Supply

The Naples, FL housing market is doing great!  Median and average sales prices increased year over year, which is great news for sellers!  And the good news for buyers is that the average price remains 37% below the 2006 high ($686,015).

sales upsales uphot dealsClosed sales above $1,000,000 are the second highest on record since the year 2000, exceeded only by 2005 when there were 1,417 closings in this segment. Properties priced below $250,000 continued to shrink as a percentage of the overall market, down to 51% vs. 62% in 2011.

For the month of December, pended sales greater than $1,000,000 are at the highest level (119) since December 2004 (116).  All price segments show an increase in the number of pended sales year-to-date with the exception of properties priced under $250,000 (down 5% from December 2012).

On January 1, 2014, available inventory in the combined Naples, Bonita Springs and Estero market stands at 5,606 units (2,799 single family homes and 2,807 condominiums).  This represents a 5.6 month supply based on the number of closings in the past 12 months.  On January 1, 2014, the luxury home market accounts for 18% of the active listings.

SW Florida; Overall Median Home Price Hits 57-Month High

Not since March 2009 has the overall median home price been above $225,000. According to a report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), the overall median home price for November 2013 was $237,000. The Naples area housing market’s November 2013 Southwest Florida MLS statistics show a 19% increase in overall median closed price from $200,000 for the 12-months ending November 2012 to $237,000 for the 12-months ending November 2013. The report also shows overall pending sales for homes between $300,000 and $2 million increased by double digits, and a substantial increase in single-family home sales activity in the North Naples area.

While overall closed sales rose a respectable 9% from 9,010 in the 12-months ending November 2012 to 9,801 in the 12-months ending November 2013, a 17% decrease in overall inventory will continue to influence closed sales growth. “Buyers want to purchase, they just can’t find the inventory,” said Kathy Zorn, Broker, Florida Home Realty.

“Despite the outcome and speculation of such factors as the government shutdown, flood insurance, healthcare reform, and quantitative easing, the market in our area did quite well” says Dr. H. Shelton Weeks, Department Chair of Economics & Finance, Lucas Professor of Real Estate and director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University. This indicates that there is continued confidence despite the uncertainty and that we have a well-functioning market. He also stated “the market report also tells me that both buyers and sellers are getting a fair deal.”
