It’s Still a Great time to Buy or Sell….

After three years of relatively stable first quarter closings, home sales for Naples, FL Q1 – 2014 posted a 13% increase.  Sales between $2 million and $5 million remained brisk, (101 closings) posting the highest number of closings in this segment (for any quarter) since Q2 2005, when there were 117 closings.  Average closed price for the first quarter increased 19% over prior year, driven by the large number of sales over $2 million.  However, both average and median sales price remains 32% below their highs for the quarter in Q1 2007.

Sales above $2 million posted a 66% gain in the number of sales and an increase in volume of 74% over Q1 2013.  Median price in this segment remained stable at approximately the same level as 2013, while median price in the overall market rose 7%. 

Properties priced below $250,000 continue to be absorbed quickly and distress sales are shrinking, now down to 14% of the inventory (down from 19% one year ago.)

Bay Villas at Pelican Bay offers buyers tremendous value in a tranquil area situated in the south side of Pelican Bay with easy access to Clam Pass, Waterside Shops and Artis Naples.

Older Homes are Good Deals

For a Better Deal, buy a Pre-1990 Home

Many homes in Naples were built in the 1960’s and 70’s when Naples real estate started to “take off.”  These properties are on prime real estate close to the shore line and are now purchased at a premium due to location and amenities.  It’s no wonder people are willing to pay top dollar for what some call a “tear down.”

Older HomeThe good news here is that older homes have been shown to present unique opportunities for buyers.  “The high percentage of homes that are at least 20 years old and likely in need of some major repairs is eye-opening,” says Jake Adger, chief economist at RealtyTrac.  “However, given the low inventory of homes available for sale in today’s market, this challenge…can also be an opportunity for buyers looking for a bargain and homeowners looking to update their living space and improve the value of their homes.”

Government-backed rehab financing is for home buyers who need to lump repair costs into a mortgage.  Adger believes the Federal Housing Administration’s 203(k) program is the government’s answer to the problem of the aging housing supply.  Owner-occupant buyers can take advantage of the 203(k) program to finance the purchase, rehab and upgrade of an older home, while homeowners can also take advantage of the program to roll rehab costs into a refinance.  “Many consumers may not realize the FHA 203(k) program allows them to roll in the cost of both minor and major rehab into the purchase financing or a refinancing,” says Dennis Walsh, CEO of REBuildUSA, which connects buyers and homeowners with lenders specializing in 203(k) loans.  “This means the entire layout of these older homes can be changed to fit more with modern tastes and sensibilities.”

Market Demand; Naples Area Uptrend Continues

The Naples area real estate market is outperforming last year’s third quarter activity as shown by three key real estate market indicators: sales, median closed price and inventory.  The key indicators signal that the uptrend in the real estate market continues and it’s still a great time to get in.

Naples park shore“Demand for homes in the coastal area is driving activity in other segments due to reduced inventory,” said Kathy Zorn, Broker at Florida Home Realty, Inc. “Your average days on market [DOM] for single family homes in this coastal area went from 215 days in the third quarter of 2012 to 131 days in the current third quarter.  That’s a 39 percent decrease of days on the market, and the DOM decreased a whopping 62 percent from 249 days in September 2012 to only 95 days on the market in September 2013.

“Demand is also aggressive in the condominium market regardless of location.  The third quarter report shows a 31 percent increase in condominium sales overall with a 26 percent decrease in condominium inventory from 3,263 properties available in the third quarter of 2012 to 2,418 properties available in the third quarter of 2013.

On that point, Brenda Fioretti, Managing Broker at Berkshire Hathaway HomeServices Florida Realty added, “As we prepare to move into season, right now is the prime time for sellers and buyers to take action.  Interest rates are still very low and the days on market are projected to keep dropping.”
