Luxury Home Sales Soar

Homes in Naples are flying off the market as soon as they are listed with the number of closings for the first two months of 2014 at the highest on record, exceeding the previous 2005 high of 1,772 closings.  The number of sales above $2,000,000 during January and February are at 2005 levels (83 in 2005 vs 82 in 2014).

Average closed sales price in Naples year-to-date is $556,377 and the average for Bonita Springs / Estero is $357,009 which is a good thing for home sellers. Median sales prices year-to-date are up 17% over the same period 2013. Sales greater than $1,000,000 posted the largest gains in average sales price, up 24.5% over the first two months of 2013. This is driven by a substantial increase in the number of closed sales above $5,000,000 (12 in 2014 vs 3 for the same period 2013).

Issues That Will Impact Real Estate in Florida

According to an industry expert at the “Top 10 Issues Affecting Real Estate” session at the 2013 National Association of Realtors® (NAR) Conference and Expo, rising interest rates and rising capitalization rates top the list.  news

consumer topicsAccording to Scott Muldavin, president of The Muldavin Company Inc., a consulting firm in California, low interest rates have driven the real estate markets in recent years.  As rates start to rise, it could raise capitalization rates – the ratio between the income produced by an asset and its cost – which could create anxiety among real estate investors.  We are not seeing this problem in Naples yet; the market is strong and investors are looking to buy.

Muldavin said there’s been a capital market resurgence, which is good news for residential and commercial real estate. In commercial markets, transaction volume is up, credit is available, underwriting has loosened and a full range of debt options has returned.  Here in Naples we see commercial space once again being leased with new tenants and we even see new construction.

For residential markets, underwriting remains tougher, but rates are near historic lows currently and affordability remains high.  This is driving up demand in Naples and we are seeing prices rise.

Other top concerns, especially in Florida, include an aging population who will have special housing needs.  As the U.S. population ages, demand for senior housing will go up.  This will change the configuration and size of available housing, and it will increase the need for medical care, which will create a demand for expansion among medical facilities.

Climate change and more extreme weather patterns will also have an impact on coastal homes.  Muldavin cited the impact of recent storms like Hurricanes Katrina and Sandy, and how property owners in these markets are now dealing with changes in code and zoning standards, and they’re paying significantly higher insurance premiums.  Florida home buyers need to be aware of flood zones and changes that could affect flood insurance rates in the future.

We also need to watch out for global events, environmental issues such as drilling, and new technology that cuts down on our need for offices.  All these issues and more effect real estate.  As a Realtor, I try to stay ahead of the trends to help you make smart decisions when buying and selling property.

Good News; Naples Housing Market Still on the Upswing

The housing market is still on the upswing as if has been all summer.  Specifically, overall closed sales for homes over $300,000 continued to climb with double digit activity in October, while overall days on the market decreased 37 percent, according to a report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island).

We are seeing small pockets of strong price increases in Naples, but this is mostly in Old Naples and The Moorings where there is a strong amount of cash buyers.  Areas, like Golden Gate with a lot of land, and North Naples where there are a lot of families, are seeing a more balanced pace of growth due to the mortgage market, according to Cindy Carol, a long time Naples property appraiser who compiles local housing data as it happens.

The Naples area housing market’s October 2013 Southwest Florida MLS statistics also show an 18 percent decrease in inventory overall, with a 25% decrease in inventory in the $300,000 and below price category.

FPL; Customers Have New Power Hookup Rules

Florida Power & Light Company (FPL), which has about 4.6 million customer accounts in the state, recently rolled out new rules for new homebuyers or renters.

FPL logoMoving in:  Call ahead

• New residents can start service online at www.FPL.com/startservice or by calling (800) 226-3545.

• For a same-day connection, contact FPL before 2 p.m.

• Residents don’t need to be home to connect power, but they should prepare to safely receive power.

This includes turning off all inside breakers, turning off major appliances and electronics, and making sure nothing is on top of the stove or inside an oven.

Moving out

• FPL disconnects electric service when residents call to close their account within one day.

• Before turning off the power, the refrigerator should be unplugged with the door open to prevent mold.

Mobile Real Estate Searches Exploding

appsIt’s not too surprising to know that according to a new survey by The Search Agency, a global online marketing firm, tablet and smartphone real estate searches have tripled in the past year, while desktop searches have mostly stayed flat.

The Search Agency analyzed data from its real estate clients in order to identify online search trends from July to August and compared them to the same time period last year.  “While consumers may not be ditching their computers altogether, they’re flocking to smartphones and tablets to search for homes and apartments,” says Keith Wilson of The Search Agency.  “More and more people are using their mobile devices to find properties, listings and houses.

The study found that 50 percent of real estate impressions on weekdays are from a desktop computer, but on weekends, impressions on smartphones and tablets account for 59 percent, with smartphones taking 40 percent of that share and tablets snagging 19 percent.

House hunters do their research mostly during work hours, with 70 percent of total clicks registering between 6 a.m. and 6 p.m., according to the study.  The highest volume of search clicks registered between noon and 6 p.m.  Consumers who searched between the hours of midnight and 6 a.m. mostly did their searches from their smartphones; that period of time is the only time that smartphone searches alone topped desktop searches.

This is great information for Realtors; if you plan to market something during the work week you can expect people to access it from a desktop, but if you want them to see your ads on the go, be sure your marketing is mobile friendly.  We are a nation on the go!

Better Homes and Gardens; What the Luxury Buyer Wants

Thanks to a recent survey by Better Homes and Gardens I now understand why Naples is such a hot spot for luxury home buyers; Naples offers what luxury home buyers are looking for!  We have high tech homes with beautiful gardens close to amenities and outdoor activities to keep people young and healthy while they enjoy life.

modern homeWhat do luxury buyers want in a home?  According to the survey, they want to own more than one home and they are willing to sacrifice square footage for amenities and lifestyle activities.  Luxury homebuyers also placed a high value on outdoor amenities as must-have essentials in a home.  For example, they expressed a big interest in having a garden oasis, outdoor fireplace or fire pit, and a separate guesthouse outside the main home.

  • Sixty-percent of luxury homebuyers said they would rather have as many upgrades as they can afford in their home rather than greater square footage.
  •  Ninety-four percent would be willing to give up 1,000 square feet of living space to get the amenities they most desire, such as living in a better neighborhood, living in a house with “character,” more land, access to dining and entertainment and a shorter commute.

Luxury homeowners and buyers place a high value on real estate, according to a new survey of 500 luxury homebuyers conducted by Better Homes and Gardens; 75 percent of luxury homebuyers believe homeownership is a sounder investment than the stock market.  What’s more, 57 percent of luxury homeowners said homeownership is a bigger indicator of success than their job or title.

luxury pool home“The luxury consumer is considered a trendsetter in most industries, and to see the strong connection this consumer has with ‘home’ is very significant as we look at the real estate market as a whole,” says Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC.  “The luxury homebuyer has high standards and invests the money, the time, and the commitment to making their home fit their needs and reflect who they are.

The survey also revealed the luxury home buyer is also very interested in a high tech home.

  • Sixty-six percent expressed a stronger desire for having a “smart” home than a “green” home.
  • Eighty-seven percent said they wouldn’t consider purchasing a home that wasn’t tech-friendly.
